Terms & Conditions

1. Booking and Payment

  • Booking: All bookings must be made in advance and are subject to availability.

  • Payment: A deposit of 35% of the total rental amount may be required to secure the booking. In this instance, the balance is due 1 month before arrival.

  • Cancellation: Bookings on this site are subject to the following cancellation policy:

    • Within 48 hours of booking: 100% refund

    • No less than 6 months before arrival date: 75% refund

    • No less than 3 months before arrival date: 50% refund

    • Less than 3 months before arrival date: 0% refund

2. Occupancy and Guests

  • Maximum Occupancy: The villa has a maximum occupancy of 12 adult guests. Additional guests may incur an extra fee. 

  • Children: Children stay free. Infants (under 12 years old) must be supervised by an adult at all times.

3. Damage Liability

The guest agrees to maintain the property in good condition throughout the duration of the stay. The guest is responsible for any damage caused to the property, beyond normal wear and tear. This includes, but is not limited to:

  • Damage to walls, floors, and ceilings

  • Damage to appliances and fixtures

  • Damage to windows and doors

  • Damage to landscaping or outdoor structures

  • Stand-up paddle boards (particular care to be taken at low tide)

  • If any damage occurs, the guest must notify the host or on-duty staff immediately. The guest will be liable for the cost of repairs or replacement for any damage caused by their negligence, misuse, or abuse.

4. Check-In and Check-Out

  • Check-In: Check-in time is after 2 PM. Early check-in or late check-out requests must be approved by the property manager and may incur additional fees.

  • Check-Out: Check-out time is 10 AM. Late check-out requests must be approved by the property manager and may incur additional fees.

5. House Rules

  • Smoking: Smoking is not allowed inside the villa. Designated smoking areas are provided outside.

  • Pets: Pets are not allowed unless otherwise stated. Service animals are permitted with prior approval.

  • Noise: Quiet hours are from 10 PM to 7 AM. Guests are expected to keep noise levels down during these hours.

6. Additional Services

  • Cleaning: The villa is cleaned and serviced daily. Guests are responsible for maintaining reasonable villa cleanliness during their stay.

  • Maintenance: Any maintenance issues should be reported to the host or on-duty staff immediately.

7. Liability

  • Liability: The property manager is not responsible for any personal injuries or accidents that occur during the guest's stay. The property manager takes no responsibility for any loss, theft, or damage to personal valuables. Guests are advised to secure their belongings.
